Great rooms in excellent location. The A/C in the room is working very. You can easily reach Bangla Road, the big shipping mall as well the Patong beach. Laundry and a family market are 1 minute away. The two owners are brothers from France which answer your questions patiently (even if you have many, like I did). Good breakfast is available for purchase until 2pm. They made sure my taxi was ready last day because I was in a hurry. Absolutely recommended! I will be back for sure.
